Should I Repair or Replace My Roof?

Repair is typically the preferred action as it is assumed to be the lowest cost but not every roofing concern can be resolved through repair and sometimes it is less expensive in the long term to replace vs repair. For example, if you have an aged, deteriorating roof and there is damage in one or two areas where hail or a branch hit the roof years ago and caused some minor damage and now, years later you have a leak in your roof, you can choose to repair the leak, but the roof is already near the end of its life so any repair at this point simply delays a replacement.

Organic Growth on your roof

If there is organic growth on the roof such as moss on the roof this can be a major issue that must be addressed. Mold on the roof is another serious problem. Left unattended, it will grow quickly and spread throughout the roofing structure. Most organic growth on a roof can be repaired if caught early enough.

Attic Leaks

If there are leaks in your attic and there is no damage to the interior of the roof then a repair can be an option. However, if there is damage to the interior replacement is often best. Excessive Granules in the Gutters

Checking the condition of your roofing system is essential especially after an adverse weather event to check if you have a storm damaged roof. However, if shingle granules are accumulating in the gutters, your roof may be nearing the end of its life, requiring you to replace it.

Very Old Roof

Each roofing component has a limit. While a clay tile roof or metal roof can last for more than 50 years, an asphalt shingle roof normally lasts only 25. If your current roof has undergone structural deterioration over the years and is nearing the end of its lifespan it is best to replace the deteriorated shingles.
